Advanced Features:

The KJ30 light duty automatic rolling door operator is designed to suit most residential and commercial rolling garage doors equipped with balanced spring settings. It may be fitted with single and double width doors up to 3 meters high and 5.5 meters wide. It offers convenience, safety and security for garages.

1. Remote control - two (2) remote transmitters equipped for operation from a distance of 30 to 50 meters.

2. Automatic reversing system - ensures the door returns to an open position when it meets an obstacle while in a closing mode.

3. Courtesy light - light automatically when the door is in use. The light stays on for approximately 3 minutes and automatically turns off.

4. Easy manual "Disengagement Pull Cord" - just pull the cord to disengage operator for manual action in cases of power failure.

5. Auto close mode - to set your garage door to close 30 seconds after opening.

6. Safety infrared beam - can be fitted to unit for extra safety protection. Used during auto-close mode.

7. Open and close buttons - built in the unit to help you set the open and close limit position more quicker and more precisely.

How is the unit installed?
Unit is installed by qualified installer and electrician. A drill and steel bits, angle grinder, welding machine, screwdriver, wrenches are all that are required. Running voltage wire may be the hardest part of the installation because wires and conduit outlet need to bury on concrete cement.

Can I put a push button on the operator and control it from the house?
Push button switch is included in the package and can put one anywhere up to 100feet away from the gate.  Installation expense in excess of 100feet will be shouldered by the buyer.

Can I return the product(s)?
We will refund your entire purchase price within 30 days of purchase for any reason. Refunds will be given only when the unit(s) are received. We reserve the right to deduct any damages to products and packaging and installation expenses.

What is a push-to-open application?
If your gates open towards your house, that is a pull-to-open application. Push-to-open is opening your gate away from your house.  The operator is designed to pull-to-open OR push-to-open and requires separate installation procedure.

What happens during power failure?
Use the keys to unlock the cylinder arm and electric lock. Then the  gate can be operated manually.

My operator worked great after the original installation but has quit working after a while. What will I do?
Check the manual for trouble shooting guide. If problem still occur, call our office for technical assistance and avail of 1 year warranty of parts and service.

If I order, how long does it take to get it?
We stock the operators and accessories. Confirmed order can be completed in 1-5 days and additional 1 day for installation.

My gate is hard to open and close by hand. Will the operator help this situation?
No. It may not even work. The gate must be level in order for the operator to work properly. If it requires two hands to move the gate, you have a problem that needs repaired first. Extremely heavy gates should also have ball bearing style hinges for best results.

Will you accept C.O.D. orders?
Yes.

Will you accept pre-payment by check or money order?
Yes. We reserve the right to make sure checks clear before shipping products and installed, unless they are certified.

Will this operator work on a slide gate?
No, but we have product for slide gate that will.

Does the operator hold the gate closed securely?
It will hold it closed firmly and securely because it includes electric lock accessory.

Will the swing operator work on square OR round posts?
Yes. It will work on square or round posts. 

Will this operator work on any kind of swing gate?
Yes, as long as the gate is under 4meters wide and 300 kgm. The operator normally mounts in the center of the height of the gate.

Will the operator work on solid gates?
Although the operator works on solid gates, windy days will cause some aggravation. Solid gates can be a problem because the wind will add more resistance to the gate during opening or closing. This extra force can be enough to activate the built-in reversing safety feature. The operator misinterprets the extra weight as an obstruction. Although this sensitivity is adjustable, it can not compensate for all high winds and over-riding the safety feature all together defeats the purpose of having a safety feature.

Can I avail of safety beam?

Yes with very minimal charge. One can be added easily. A safety beam is a good safety device for any gate operator. If a vehicle or person should break the beam, the gate would stop moving or reverse. The problem with a swinging gate is where should the safety beam located.  If you place it across the gate opening, it does not protect the path of the gate. It would protect the pinch point at the gate latch post. To be thorough, Few people install safety beam because a built-in safety feature that reverses the gate when obstructed is already available.   

Can the operator be used for a swinging garage door?
We do not support garage door applications. Wind can also be a problem. See the FAQ above on solid gates.

Do I need to lubricate my gate opener arm?
We do suggest lubricating your arm once per month with a silicon spray. This will assure your arm opens smoothly and reaches its maximum lifetime.

What horsepower is the garage door opener?

One half (1/2) horsepower.

Which model is better, the chain drive, the belt drive or the screw drive?

Each garage door opener has its advantages. The chain drive and belt drive are good in all applications, and the screw drive is best used on one piece doors that tilt rather than go up on a track. The screw drive runs a little slower than the other two garage door openers.  The belt drive is the quietest garage door opener and would be recommended for garages that have a room above them. 

The chain drive is the garage door opener that we are offer. It has a dependable performance year after year. Our garage door openers are very reliable and require virtually no maintenance. 

What door size do you offer?

Our package includes custom made garage door to fit your existing garage opening up to 8feet high and 16feet width. Pre-fabricated doors is of standard door sizes  and best for on-going and planned construction.

What is Headroom? How much headroom do I need to install garage door opener?

Headroom is the distance from top door to ceiling. Headroom requirement is 14inches minimum.

Does my steel garage door require maintenance?

Your garage door is the largest moving object on your house, and we recommends that the following maintenance be performed on an annual basis (please refer to the installation manual for a detailed)

Can I paint my steel garage door? 

Yes. All steel doors can be painted to match a home's exterior. Steel doors should be painted with high quality exterior latex paint.  

Do I need to lock on my garage door?

It may not be necessary to have to lock from outside. The garage operator can firmly secure the door  making it improbable that an intruder would be able to lift your door from the outside.  

What safety features are offered?

Automatic safety reverse system when door is obstructed. Additional safety beam to ensure safety of your family and property.

What to do when the header of a garage door has an arch?

Is it better to have a double garage door (i.e. 16ft wide) or to have 2 single doors (8ft wide X2)?

There are a few points to consider. First, we must be practical. If for some reason the 16' door does not open (i.e.: mechanical failure), you understand that both vehicles will be stuck inside the garage. To be in that kind of predicament with two single doors is almost impossible. You will at least be able to have access to one of the vehicles.

Finally, the last point would have to do with "design" and "taste". When you have a double garage door and it lines up with the front of the house, it becomes very much part of the style setting of your house. A lot of people don't like to bring so much attention to their garage door. To them it is preferable to install two single doors instead. This way you can maintain a good balance between the doors and the rest of the house.

Will there be any extra costs to build 2 single garage door ?

Yes. The price for two single doors is about twice as for a single two car door. The difference would come from electronically operating the two single doors and garage hardware.
